What's in a Commission

Commission Fees....

One of the most important things for people who are thinking of selling their home is what the agent will charge.

Of course everyone is looking to save as much money as they can when they sell their home. There are so many charges that can apply when selling property so it's important to know what moving home is going to cost.

It's also important to consider many other things apart from fees when employing an agent. Things such as the following:

  • What's the agent's advertising like?
  • How many people work for the agency?
  • How long has the agency been operating?
  • How professional does the agency look (i.e. office, signs, profile)
  • How much experience has the agency got?
  • How many homes does the agency currently have for sale?
  • How many homes has the agency sold?
  • What's the agency reputation like?
  • How professional is the sales consultant you're dealing with from that agency?
  • Does the agency have a strong brand and profile?
  • What does the agency do for you regarding marketing?

The list goes on but I think you get the idea.

What does this have to do with commission??

EVERYTHING

A real estate agency that is successful has more chance of helping you sell your home. Let me ask you a few questions:

  • Would you list your home for sale with an unsucessful agent?
  • Would you list your home for sale with an agent who hasn't sold anything for months?
  • Would you list your property with an agent who can't afford every marketing tool available?
  • Would you list your home for sale with an agent who doesn't promote itself?
  • Would you list your home for sale with an agent who has no market presence?

I really hope that your answer to all of these questions was no because the reality is that successful real estate agencies with high profiles sell more property. End of story.

The thing is that in order to access all the marketing tools required for promoting your home for sale, to stay up-to-date with technology, to keep staff members well trained and to keep the business running real estate offices need to charge a commission.

Simple isn't it, and of course you knew that anyway but here's the question...

Why do some agencies manage to charge a bit less than others?

Generally the agencies that charge a bit less are usually cutting corners on promotion costs, marketing costs, staff costs & profile costs.

What does this mean for you the consumer?

It means that you run the risk of not getting full exposure to the marketplace. It means you may miss out on that little bit "extra" that may help you sell, it means that your salesperson may not be as well trained, it means that the agency may not have the biggest exposure.

In the end it means that you always get what you pay for.

Now, at the end of the day is the difference between selling and not selling worth a "bit" more commission. Yes, of course it is.

When you choose an agency that doesn't skimp on promotion, marketing, training and profile you choose an agent that's dedicated to sell your property and an agent that's giving you every single chance possible to sell by exposing your property in every single place possible.
